A NEIGHBOURHOOD plan which will be a masterplan to guide development is ready to go to consultation.

The Tiptree Neighbourhood Plan is being finalised with the hopes it will be ready to be distributed for consultation at the end of next month.

Jonathan Greenwood, who is the chairman of the Neighbourhood Steering Group in Tiptree, said: “The aims of these plans are to allow communities to take control of development.

“We have consulted the community and looked at all the options to try to come up with the best option for the long term future.

“We can’t reveal everything but one of the issues, for example, is our main shopping and commercial centre is Church Road, which is always really busy with High Street pollution.

“One of the aims was a new development north west on the A12 side of the community, so the new residents could get to new areas without going through Church Road.

“We also found that people really value the large wildlife side on the western side, which they don’t want anything to be built on.

“And we would also love to build and or develop some strategic link roads between key sites, so it can disperse traffic around Tiptree and avoid pile-ups, allowing the infrastructure to cope with growth.”

The plan has been in the works for more than a year, after a previous one was rejected in 2020.

One of the main issues with the old plan was that part of the areas selected for development crossed over into Messing.

However, the plans have been revised, with Mr Greenwood optimistic they will be accepted.

He said: “I hope it will be put through, and while you can never be complacent, I am optimistic.

“We are wiser to what we might get caught out on to cause it to be rejected, so hopefully have made it as water-tight as possible.”

It is hoped the Neighbourhood Plan will be sent out for consideration at the end of February.

Once agreed, it will be submitted to Colchester Council to be adopted and will help to guide future developments.
