A BUILDING which has been left empty for two years and was formerly home to a town centre chippy is looking for a new owner. 

The owners of a premises previously occupied by Tollgate Fisheries, in East Street, Wivenhoe, are looking to offer a home to a new business. 

Colchester-based commercial property estate agent Essex and Suffolk Business Sales is advertising the 688 sq ft-large unit for £1,250 per month. 

The former restaurant has been on the market since December 2023 and comes unfurnished but has been recently refurbished and is offered as a long-term lease. 


The building could be used as a cafe or restaurant, or also as a retail space, such as a convenience store. 

The unit features a large trading area, a fully tiled prep room and car parking for four vehicles. 


Scott Nicholson Meek, director of Essex and Suffolk Business Sales, said: "We did have a lot of initial offers, but, unfortunately, they did not meet my client's expectations.

"The offers were from local, experienced people.

"After the reduction in the monthly rent last month we have seen a spike in interest, with more offers and second viewings arranged.

"I'm confident we'll see a deal being closed soon."


Tollgate Fisheries announced its closure in the summer of 2022, eight years after opening to serve seafood delicacies. 

In a statement, the firm thanked its longstanding customers for their support throughout the years.
