A SPACIOUS Grade II listed barn conversion with unique features is on the market for more than £2 million.
Orchard Barn, in Badliss Hall Lane, Ardleigh, is up for sale, with estate agents Bloomfield Grey looking for offers over £2.25 million.
The incredible property has a vast history, having been built as an agricultural barn in 1776 before undergoing several improvement works over the years to bring it to where it is now.
The 5,754 sq ft property has six bedrooms, six bathrooms and a single-level annexe, an attached second annexe which is used as a games barn, and a five-bay cart lodge with a garage and a large office above.
The home is set on 4.1 acres of land with a new tennis court, two summer houses, a greenhouse and a number of raised beds.
Since 2020 a series of improvements have been made including renovations to the living space, the creation of an attached annex, turning an agricultural barn into a games barn, the construction of a cart lodge and office and the adding of a tennis court.
A spokesman for Bloomfield Grey said: “In 2022 an attached timber-framed barn which had previously been used for storage, was restored and renovated into a 1400 sq ft games barn, which could also function as a second annexe if required.
“Renovations included a new thatched roof, new ceramic flooring throughout, the addition of a kitchen (fitted with a fridge/freezer, an electric oven with extractor, a sink and a dishwasher) and a new shower room.”
Inside the main home is said to be “brilliantly laid out” with bedrooms on all floors, with four of them having en-suites.
The majority of the home is based on one floor, with the building resembling a U shape.
The kitchen is particularly impressive, being described as “cleverly thought-out, with views down the central courtyard, a vaulted ceiling with Velux windows, a red-brick chimney with double-sided log burner which creates a partial divide between it and the lounge, and an island.
The spokesman added: “Fittings include an induction hob, an American style fridge/freezer and an oil-fired Aga."
