Colchester Lightship Way development still looking for retailer

Construction work started in Lightship Way in Hythe earlier this year to transform the former B&Q store by separating it into three different units.

Sainsbury’s was first granted planning permission to launch a supermarket inside the site, in Lightship Way, Hythe, back in 2016.

The groceries giant was set to take over the lease of the unit in 2019, but the DIY firm then signed a two-year extension, before eventually relocating to Stane Retail Park.

But in October last year it was revealed a Sainsbury's was no longer on the cards. 

Instead the brand was granted permission for an Argos Local Fulfilment Centre, a 15,000-ft gym, and a retail unit. 

Sainsbury's had been hoped the retail unit would be filled with a discount store and garden centre. 

But documents submitted to Colchester Council's planning team as part of another application have revealed there is "no proposed occupier."

It read: “The original application for the subdivision of the existing retail unit split the building into three separate units.

“But unit three is still vacant and with no proposed occupier at this time.

“Given the uncertainty of unit three, there may be charges required to the existing insulation and external lighting to suit a future occupiers’ needs.”

Greenstead councillor Tim Young, said the area was still feeling the loss of Sainsbury’s and new retailers were needed for the prosperity of the area.

He said: “B&Q was popular, and we lost it to the other side of town.

“Sainsbury’s has got questions to answer about this too, but it’s important for all units to be occupied because we have lost a big employer from that site – an employer that had a good reputation and employed people from all demographics.

“We could do with something else there to appeal to residents of the Hythe and students in the area too.”

Colchester Council leader, David King, said a retailer taking on the site would reduce the need for residents to travel across the city.

He said: “The city has a range of retail outlets and shopping centres, as well as a traditional high street city centre, and Stane Retail Park and beyond.

“But it’s vital that we make alternatives for choices available in different locations, and Lightship Way having a full complement of retail stores will help improve life and prosperity to the area and meet the needs of local residents.”
