A developer has submitted fresh plans to convert a town centre building in Southend.

Malkan Estates is now bidding to install three flats and a house of multiple occupation in 120 High Street.

The building is currently occupied by retailer GAME.

It currently uses the ground floor and a small part of the first floor as a staff area.

The proposals would see the commercial space on the ground floor made smaller and the upstairs staff area removed.

A three-storey extension would be added at the back of the building to create room for the new apartments.

Similar plans to install five flats in the same building were thrown out by Southend Council earlier this year amid concerns it would be too cramped and the living conditions for new residents would not meet the required standard.

Malken Estates says it has now listened to the issues raised and returned with new plans which it hopes will be approved by planning officers.

It’s planning statement adds: “This is a much-reduced proposal which is more in-keeping with the scale of surrounding properties.

“In turn, this has also reduced the impact of the proposal on neighbouring properties’ outlook and daylight.

“In addition, the rear proposal now looks towards a central courtyard preventing any actual or perceived overlooking to future residents or neighbouring residents to the rear.”

Malken claims Game will be relocating to another unit in Southend in the future, meaning the entire building will be empty.

It has suggested the ground floor commercial area could be used as a dessert bar or cafe.
