A SMALL strip of land in one of Colchester's most sort after areas is set to go under the hammer.
The 546 sqm piece of land, roughly one tenth of a football pitch, is located in Marlowe Way, off Lexden Road.
It will go under the hammer on Tuesday and is being marketed by property firm Barnard Marcus.
The guide price is just £5,000, making it the cheapest listing in Colchester on property website Zoopla.
The advert says it "may offer potential or alternative uses subject to the necessary planning permission and consents".
It adds: "It is important that prospective purchasers ensure they have inspected the site and rely upon their own enquiries, assessments and due diligence with regards to its current and potential uses."
The advert continues: "The site is situated on Marlowe Way, to the west of Colchester town centre.
"Public transport links are well provided with Colchester and Colchester Town Railway Stations nearby, together with a network of local bus services serving the surrounding vicinity.
"Shopping amenities can be found locally with Colchester town centre providing an extensive range of shops, bars and restaurants.
