WITH the stamp duty tax easing until next March, prospective homeowners may be thinking about purchasing a new house.

Properties in Harwich sell of an average of £213,714 which is lower than the national average of £231,855.

However, there are some homes which fall far below the average price in the area which are currently on the market.

The lowest priced home on the market in the area, shown on property agent Zoopla’s website, is a studio flat in St Augustines Court, in Hill Road, Dovercourt.

The flat is up for auction on Wednesday...for just £10,000.

Zoopla’s website sells the virtue of the flat’s location saying there are public transport links which include both Harwich Town and Dovercourt railway stations, together with a network of bus services serving the surrounding vicinity.

A spokesman for estate agent Barnard Marcus, which is auctioning the flat, said: “The studio could be extended, subject to planning permission from the council.”

The second cheapest property in the area is a studio apartment in Quayside Court, in The Quay, Harwich. It costs £50,000 to buy.

A statement on Zoopla said: “The building lies within a prominent position of Harwich, with views over the estuary and is within walking distance to nearby eateries, restaurants, takeaways and leisure facilities.”

The third cheapest home is up for grabs is a one bedroom flat for £69,995.

The flat is in Stour Road, Harwich, and was built in 2002.

At the other end of the spectrum, the most expensive house on the market in the town is a £450,000 townhouse in Cliff Road, Dovercourt, although prices rise for country properties in the area.

Gráinne Gilmore, head of research at Zoopla, said: “Houses in the east of England, including areas like Harwich and north Essex are selling faster than before. The number of days to sell a property in the east is 29 days, compared to 42 days over the same period last year.

“This is driven by an imbalance in supply and demand, with lockdown leading to many to review how and where they want to live.”
