PLANS have been unveiled for a new 150 home estate in Tiptree but NHS bosses have warned the village’s healthcare facilities are already full.

Marden Homes Limited has applied to Colchester Council for planning permission to build the new estate on land adjoining The Gables, in Kelvedon Road.

The site is home to some farm buildings and some traveller accommodation, all of which would be demolished to make way for the new homes is the go-ahead was given.

Access would be created via a new mini roundabout built on Kelvedon Road and the plans state 30 per cent of the homes will be affordable.

The estate will be made up of six one-bed, 32 two-bed, 28 three-bed and 39 four-bed houses and eight one-bed, 29 two-bed and eight three-bed apartments if the council granted permission.

The area has been identified as a preferred direction of growth in Tiptree’s Neighbourhood Plan.

A report by planning agents Strutt and Parking said: “The proposed development constitutes sustainable development and there are no material considerations or adverse effects that would suggest that development should be resisted in this case, let alone any which would significantly and demonstrably outweigh the benefits the development would provide.

“The development, as proposed, is deliverable and will provide considerable support for the emerging local plan and neighbourhood plan.”

But NHS bosses have warned Tiptree’s primary care facilities are already oversubscribed.

A report by the North East Essex Clinical Commissioning Group states Tiptree Medical Centre is already operating at more than double the recommended capacity, with 3,826 patients per 120sqm.

The recommended number is 1,750.

The report states: “The development would have an impact on primary healthcare provision in the area and its implications, if unmitigated, would be unsustainable.”

The clinical commissioning group has requested a contribution of £54,418 from the developer to cope with the increased demand should the scheme be approved.

In the future a new link road could be created linking the estate with Grange Road.
