A HISTORIC Grade II listed barn could be restored as part of a 20-home development in Colchester.

Regent Land and Developments has submitted an application to build 20 homes at East Bay Mill, Colchester.

The development would see an 18th century part of a former granary mill building salvaged after a fire severely damaged the integrity of the structure in 2015.

The building was also previously a haven for rough sleepers.

A planning statement reads: “The site contains a Grade II listed granary barn and the northern part of the site lies within a conservation area.

“There are also a number of listed and locally listed buildings in proximity.

“The design of the scheme has responded to the historic context of these heritage assets and the scheme provides a backdrop to appreciate them.

“The scheme also introduces visual improvements to the area through a high quality design which enhances the conservation area and contributes positively to the character of the built environment in this location.”

Improvements could be made to the entrance road from East Street, which at the moment is an unadopted track, to facilitate the development.

No affordable homes would be provided if the development receives planning permission.

However, the plans say 26 parking spaces will be provided as part of the project.

The statement continues: “The proposals will restore the listed granary barn to provide a residential dwelling which is considered to be a fundamental heritage benefit.

“The development also provides family accommodation, landscaped areas and communal and private amenity space which are high quality and will provide a pleasant environment for future residents and enhance the appearance of the area.”

Last month, 31 residents attended a public exhibition about the plans, held at the Cardinal Bourne Hall in Priory Street.

The developer said it is committed to continuing engagement with residents throughout the planning application process.

Colchester Council is due to consider the planning application and will have the final say on the project.
