A RETROSPECTIVE bid to turn an industrial unit into a fitness studio has been allowed at appeal.

Plans to convert the unit at West Station Yard in Spital Road, Maldon, into the studio were submitted to Maldon District Council in May last year.

The council rejected the plans in July as it would have resulted in the loss of existing employment land and premises.

Planning officers said it would have an “adverse effect” on the district’s limited supply of employment land.

But the applicants appealed to the planning inspectorate.

Now the application has been allowed by inspector Ann Skippers subject to three conditions.

Her report and site visit found that the single storey building would not as attractive to people wanting to use it for general industrial, business or storage and distribution use.

The report said: “Whilst I appreciate that no marketing information has been provided to demonstrate the lack of interest in the site for employment purposes, the appellant confirms it was vacant for about six months before this use commenced.”

The conversion has created two full time jobs and two part time jobs.

Her report added: “I consider that the fitness studio provides an ancillary function of great benefit to both the employees on the estate and the wider community in providing an opportunity to become fit and active and will help to sustain a healthy and sustainable local community and a high quality of life.

“The occupation of this unit will help to sustain the viability and vibrancy of the estate. The Class D2 use would not detract from the overall character or function of the estate.”

Under the conditions imposed the fitness studio must be have sound insulation installed.
