THE Colchester Monopoly board is set to be launched in October.
Games bosses say are also surprised by the number of advanced orders and are already predicting the board game will be a Christmas best-seller.
Emma Lodwick, head of Winning Moves, which is manufacturing the board, said: "The advanced orders from Colchester stores and big online players like Amazon has taken us way by surprise.
"Come Christmas Eve it could well be that Santa’s sleigh is the only place where the official Monopoly Colchester edition is around."
Ms Lodwick added: "Demand has been beyond our most optimistic expectations.
"We have been very pleasantly surprised."
As well as online retailer Amazon, Colchester stores Argos, Debenhams, The Entertainer, Fenwick, HMV, Smyths and WH Smith will be stocking the game.
The board will be officially launched at the Mercury Theatre on October 21.
About 30 of the town's landmarks will take over from London's streets and train stations
Attractions such as Jumbo, Firstsite, North Station will feature, while The Gazette is set to take on the role of Fleet Street.
