WATERFRONT living is something many homeowners strive for.

And it will become a reality for the new owner of Colne View, which even comes with its own private mooring and more than a sprinkling of history.

Set within the riverside village of Rowhedge, the Grade II Listed Georgian house is something of a landmark in the area and as well as four double bedrooms and two bathrooms has a farmhouse kitchen/breakfast room and a large sun terrace outside.

The current owners have lived at Colne View for the past decade and Daryl Parr, of Chewton Rose estate agents who are marketing it, says they very much feel they have been “custodians” of the house, getting it ready for the next chapter in its long history.

During that time they have updated and upgraded Colne View which dates back to around 1830.

Built by a local brewery manager, it was given a new facade in the Victorian era, becoming an important building for the village as it would have been the first house the fishermen would have seen as they came in from their daily trips.

The couple have put in a new courtyard, added railings which are in keeping with its original design, and redecorated with carefully chosen pieces which include 1829 Georgian shades.

The kitchen was also reorganised and new units put in so it could also be used as dining area.

The Georgian design and build means all the room are large in size.

Daryl says: “The family bathroom had a very small hip bath in it when they arrived which has been replaced with a big shower and oak units built by a family carpenter.”

Outside there is an office, or garden studio, ideal for anyone looking to work from home.

Daryl says the couple have loved being so close to the river, and the wildlife living there.

“Every morning the garden is filled with the sound of the dawn chorus and there are always birds to spot out on the water.

“They often see oyster catchers and egrets and even a seal who turns up from time to time,” he adds.   Visitors enter Colne View through the entrance hall from which the drawing room, dining room/family room, farmhouse kitchen and breakfast room all lead off.

There is also a utility room and store, four double bedrooms, including the improved en-suite to the master bedroom, and family bathroom.

As well as the sun terrace and outside studio there is also a detached garage and the house is reached via a private driveway.

Along with the private mooring and quay, which as keen sailors has been put to good use by its current owners, there is a good-sized back garden.

Daryl adds the house has been a perfect venue for a number of family celebrations over the years – including putting up a marquee in the garden for Rowhedge’s Regatta Day in order for friends and family to join in the fun.
