PART of a former department store in Colchester’s High Street is set to be turned into 19 flats.

The top two floors of St Nicholas House could be transformed into one and twobedroom apartments.

Dove Properties has submitted a planning application to Colchester Council which would also see a new High Street entrance lobby created, along with a third floor.

The ground floor of the property is operated by the Entertainer toy shop and the Sweatshop, with both to remain at the site.

Dove Properties has been in consultation with officers at Colchester Council to find the best way forward for the plans.

Tim Warrell, of Dove Properties, said the group was now in a position where the works made commercial sense and they were optimistic they would get approval.

The flats will be split across three floors, with four on the top floor and the remaining 15 split between the first and second floors.

The application, submitted to Colchester Council, said: “The building has been used for retail purposes since it was built by the Co-operative as a department store.

“The majority of the ground floor and basement will continue in retail use.

“While this application does not involve the demolition of any buildings, the applicant acknowledges that visual impact and impact upon the character of the conservation area are important considerations, particularly with regard to the construction of the additional storey.

“To this end, the applicant’s architect has worked closely with planning officers in modifying the elevational design in order to achieve an acceptable townscape impact.”

A new entrance to the apartments is proposed via the High Street and three parking bays will be available at the rear of the property.

A cycle rack will be constructed at ground level and will have room for 24 bikes. Colchester Council has the final say on the plans.
